Tanya Eastwood currently serves as Managing Director of Greystone Affordable Housing Initiatives, LLC (GAHI), an affiliate of Greystone & Co., Inc., where her primary focus is assisting owners and developers in meeting complex challenges associated with the preservation, rehabilitation and recapitalization of affordable housing across the US. She sources new finance and real estate preservation opportunities under the Fannie Mae, FHA and USDA product lines. To date, she has facilitated the recapitalization and preservation of approximately 100 of USDA’s existing RD515 properties across the southeast, with another 388 USDA properties in various stages of redevelopment for 2013 and 2014.

Tanya has worked in multi-family real estate since 1989, specifically in development, management, fiscal analysis and asset management. Prior to joining Greystone, she was Executive Director of WAJ Management, LLC where she directed the asset management of LIHTC, HUD, and USDA sites located throughout North Carolina. Furthermore, she served for approximately 11 years as Regional Vice President of Development for Forest City Residential Group, a Cleveland based $10.7 billion publicly traded real estate company, where she concentrated on urban development and adaptive re-use of multifamily sites throughout the eastern US. Ms. Eastwood holds an active North Carolina Real Estate Broker-In-Charge License. Over the years,

Ms. Eastwood has participated in many educational conferences/workshops and is considered to be one of today’s top innovative leaders in preservation of affordable housing.

Tax Credit Percentages

  • Previous Month's Credits

    The IRS publishes monthly credit percentages that apply to low-income housing tax credit buildings placed in service that month.  There are two rates:  the 70% present value credit (PVC) and the 30% present value credit.  The maximum 70% rate is available for low-income new construction and substantial rehabilitation expendiretures that are not federally subsidized.  The maximum 30% rate applies to acquisition expenditures and to federally subsidized low-income new construction or substantial rehabilitation expenditures.

    *Note: The Housing and Economic Recovery Act of 2008 provides for a flat minimum percentage of 9% for the 70% present value housing credit for projects placed in service after July 30, 2008.
