Fair Housing Solutions Online Training Courses
 
The newest online educational benefit for CARH members is from Fair Housing Solutions, LLC.  The E-Train Fair Housing 101 and 3560 online training courses are great supplemental or "pre" trainings before attending a live training event.  Course can also be taken as refresher courses or for employees who have previously attended live training.  The training focuses on the regulatory side of Fair Housing and 3560 regulations.  CARH members and member properties that have paid the annual Property Education and Training Fee will save $30 per person on the Fair Housing course and $95 per person on the 3560 course.  Or, you can save $115 on both courses if registering at the same time.  Visit www.FairHousingSolutions.com for additional information.

E-Train Fair Housing 101 Online Training
The E-Train Fair Housing Online Training course provides instruction on the federal fair housing laws covering private and federally funded housing.  The training provides an introduction into the requirements of federal fair housing laws and equips employees with the fair housing knowledge they need to manage properties. Basic Apartment Management (BAM) Course

CARH’s BAM Course will provide your on-site managers with the professional skills they need to manage a multimillion-dollar real estate investment efficiently and effectively.  The course covers a wide variety of topics to prepare managers for most any on-site situation.  Past students of this course have praised it for providing practical, useful information that has helped them gain a clearer understanding of their role on-site.  The course will also save you money through the important tips and techniques to lower maintenance and operating expenses. This 2-day program is taught by  Karen Crosta, a nationally-acclaimed trainer with over 20 years experience in the industry!  All attendees receive a 139-page course manual.  An examination is given at the end of the second day.  Passing the BAM course is a requirement in earning CARH’s Rural and Affordable Housing Professional (RAHP) designation.

Tax Credit Percentages

For September 2010:

  • Previous Month's Credits

    The IRS publishes monthly credit percentages that apply to low-income housing tax credit buildings placed in service that month.  There are two rates:  the 70% present value credit (PVC) and the 30% present value credit.  The maximum 70% rate is available for low-income new construction and substantial rehabilitation expendiretures that are not federally subsidized.  The maximum 30% rate applies to acquisition expenditures and to federally subsidized low-income new construction or substantial rehabilitation expenditures.

    *Note: The Housing and Economic Recovery Act of 2008 provides for a flat minimum percentage of 9% for the 70% present value housing credit for projects placed in service after July 30, 2008.
